The New Law: Ontario Fire Code (Jan 1, 2026)

As of January 1, 2026, the Ontario Fire Code has been updated to provide even greater protection. Previously, CO alarms were only required near sleeping areas. Under the new regulations:Mandatory on Every Level:

 

  • You must have a working carbon monoxide alarm on every storey of your home (including basements and main floors), not just near bedrooms.

  • Sleeping Areas: A CO alarm must still be installed adjacent to every sleeping area.

  • Fuel-Burning Requirements: This law applies to any home with a fuel-burning appliance (gas/oil furnace, wood stove, water heater, etc.), a fireplace, or an attached garage.

  • Smoke Alarms: This is in addition to the existing law requiring a smoke alarm on every storey and outside all sleeping areas.

  • Note: Failure to comply can result in tickets of $295 or fines up to $50,000 for individuals.

Installation Guide: Step-by-Step

Installing alarms is a straightforward project, but it must be done correctly to meet code. More importantly to ensure safefy for you and your home.

1. Choose the Right Devices

  • Certified Units: Ensure your device has a recognized Canadian certification mark (CSA, ULC, or ETL).

  • Combination Units: To simplify things, use combination Smoke/CO alarms. They save space and meet both requirements simultaneously.

  • Power Source: Choose between battery-operated, plug-in (with battery backup), or hardwired. If replacing an old hardwired unit, you must replace it with another hardwired unit to maintain the home's original safety rating.

2. Determine Placement

  • Smoke Alarms: Install on the ceiling (since smoke rises). Keep them at least 10 feet away from cooking appliances to avoid nuisance alarms.

  • CO Alarms: Unlike smoke, CO mixes with air; however, if you are using a combination unit, it must go on the ceiling.

  • Prohibited Areas: Avoid installing near windows, ceiling fans, or air vents, as the airflow can prevent the sensors from detecting smoke or gas.

3. Mounting the Device

  1. Separate the Base: Twist the alarm to remove it from its mounting bracket.

  2. Position the Bracket: Hold the bracket against the ceiling or wall and mark the screw holes with a pencil.

  3. Drill & Anchor: Drill small holes at your marks. If you aren't hitting a stud, tap in plastic wall anchors.

  4. Secure the Base: Screw the mounting bracket into the wall or ceiling.

  5. Insert Batteries: Open the battery compartment and insert the provided batteries (even if the unit is hardwired, the backup battery is essential).

  6. Attach the Alarm: Align the alarm with the bracket and twist it until it clicks into place.

4. Testing and Maintenance

  • The Test Button: Press and hold the "Test" button until the siren sounds. If it doesn't sound, check the batteries immediately.

  • Monthly Routine: Test your alarms on the first of every month.

  • Replacement: CO and Smoke alarms don't last forever. Replace the entire unit every 7–10 years (check the "replace by" date on the back).

Pricing and Estimating Your Project

1. Equipment Costs (Per Unit)

Prices vary depending on the technology and how the devices communicate with each other.

  • Standard Battery-Operated Combo Unit: $35 – $65

    • Simple, standalone protection. Best for older homes where wiring isn't present.

  • Hardwired with Battery Backup: $50 – $85

    • Required by many modern building codes. These connect to your home’s electrical system.

  • Smart/Wi-Fi Enabled Alarms: $130 – $180

    • Units like Google Nest Protect or First Alert Safe & Sound. These send alerts to your phone and tell you exactly which room has an emergency.

  • Specialty Units (Strobe/Vibration): $120 – $250

    • Designed for the hearing impaired, featuring high-intensity strobe lights.

2. Professional Installation Costs

If you aren't comfortable with DIY, or if the Ontario Fire Code requires hardwired units in your specific renovation, hiring a licensed electrician is recommended.

  • Service Call/Flat Fee: $75 – $200

    • Most electricians in Ontario charge a minimum fee just to come to your door, which often covers the first hour of work.

  • Per Unit Installation (Replacement): $50 – $100

    • Swapping an old hardwired unit for a new one is quick (15–30 minutes).

  • New Hardwired Installation (Wiring Required): $150 – $300+

    • If the electrician needs to run new wire through your walls or ceiling to a power source, the cost increases significantly due to labor and materials.
